How To Increase Your Zestimate

So, you've decided that you want to maximize the value of your home when you sell... you've come to the right place.

 

While the Zestimate is a go-to tool for buyers, nationwide, it is also, admittedly, a poor indicator of accurate pricing. Herein lies the problem - if your Zestimate is way off, it can actually decrease your home's perceived value to potential buyers.

1. Claim your home on Zillow - You'll need to find your home and go to the "Owner View".

 

2. Unlock the owner dashboard - From there, you can unlock the owner dashboard.

 

 

3. Edit your home details - Once you've done this, you'll be able to edit the facts about your home. The more you include, the better your valuation will be. 

NOTE: It can take up to a month for your changes to have an impact, so you'll want to make sure that you do this ahead of time.

 

4. Include your own valuation - Once your home's Zestimate has been adjused, you'll be able to include your own value, based on a specific source. 

 

This is where you'll want to have a true expert provide a Home Appraisal or a Comparative Market Analysis, which is always the best source. However, this can also vary, depending on who is performing the analysis, so it's imprtant to have the right professional that you can trust.
